Dulwich Project – Elegant Family Home Redevelopment
Location: Dulwich, London
Property Type: 5-Bedroom Family Home
Project Type: Extension, Enlargement & Full Refurbishment
Estimated Value (Before Refurbishment): £3,750,000 (May 2022)
Estimated Value (After Refurbishment): £4,350,000 (Oct 2024, est.)
Total Project Cost: Approx. £2M
Value Uplift: ≈16%
Timeline: 14 months
In high-end areas like Dulwich, a £2M full renovation and extension can be justified if:
-
It’s a personal residence, not a flip.
-
The refurbishment includes major structural works, high-spec finishes, and energy performance upgrades.
-
The owner values long-term enjoyment, design quality, and modernisation over short-term profit.
If this was intended as a development or investment project, however, the uplift should ideally be closer to 25–35%, depending on the market.
The Brief
This elegant Dulwich residence underwent a complete transformation — from a traditional family home into a refined and modern living space. The scope included extensive structural works, high-spec finishes, and a seamless rear extension to enhance both functionality and flow.
While the investment focused on quality and comfort rather than short-term profit, the project still achieved an estimated 16% uplift in property value. In premium London areas such as Dulwich, refurbishment projects of this scale are often driven by lifestyle enhancement, architectural vision, and long-term value growth.
The result is a timeless, light-filled family home that blends modern sophistication with classic character — a home designed for living beautifully, not just selling profitably.
Scope of Work
-
Enlargement of the rear extension with matching brickwork and installation of a new rooflight to increase natural light.
-
Full replacement of flooring throughout the property with integrated underfloor heating.
-
Structural opening created to form a new boot room and improve ground-floor layout.
-
Complete electrical and plumbing installation, including new lighting and power layouts.
-
Design, manufacture, and installation of a bespoke kitchen and fitted joinery.
-
Conversion of the former bathroom into a dressing room featuring a freestanding bath and custom storage.
-
Installation of new appliances, fittings, and feature lighting throughout.
-
New stair carpets, redecorated interiors, and refined finishes across all spaces.
-
Final fit-out and detailing to create a cohesive, contemporary, and functional family home.
The Strategy
The approach balanced traditional craftsmanship with modern practicality. Every space was designed for both function and feel — from the handcrafted kitchen to the soft, tactile materials used throughout.
The clients moved out during the build, allowing for a complete transformation within a 36-week programme. Natural light, refined detailing, and proportionate design guided the process — resulting in a seamless blend of classic and contemporary.
The Result
The result is a sophisticated yet homely Dulwich residence — refined, comfortable, and deeply personal. The enlarged extension and reconfigured spaces brought functionality, light, and warmth to every corner.
Originally purchased in 1997 for £425,000, this property is now valued at over £4 million — a powerful example of how thoughtful design, quality construction, and reinvestment can redefine long-term value.
What does that tell you?
Keep investing — it’s always worth it. 💡🏡

Islington Project – Smart Extension & Refurbishment
Location: Islington, London
Property Type: 5-Bedroom Townhouse
Project Type: Ground-Floor Extension & Full Interior Refurbishment
Estimated Value (Projected Sept/Oct 2025): ~£1,910,000
Total Project Cost: ~£500,000
Timeline: 10 months
In prime London locations such as Islington, projects like this are often driven by personal lifestyle goals and design aspirations rather than financial return. However, even when designed for comfort over profit, the careful planning and execution of smart refurbishments ensure long-term value growth and an enduring sense of quality.
The Brief
This stunning North London townhouse underwent a complete transformation — not for profit, but for perfection.
The goal was to modernise the property, optimise its layout, and elevate its character while maintaining the original charm of this beautiful Islington home.
A dated 5-bed family house needed improved flow, natural light, and better spatial use. The client envisioned a warm, open-plan living environment that connected seamlessly to the garden — ideal for modern family life and entertaining.
Scope of Work
-
Rear extension with full structural opening
-
New steel supports for open-plan configuration
-
Underfloor heating throughout the ground floor
-
Heating integrated into floors (no radiators) for energy efficiency
-
Full rewire and plumbing installation
-
New bespoke kitchen and integrated joinery
-
Replacement of all brickwork and windows to complement the original façade
-
Light refurbishment across existing rooms
-
Installation of new feature oval window and sliding bathroom door
The Strategy
The approach was centred on timeless design and practicality — balancing character with modern efficiency.
By removing radiators, opening key structural walls, and introducing high-quality bespoke joinery, the design achieved both spaciousness and subtle luxury.
Focus was placed on craftsmanship and flow rather than excess detailing, ensuring every space served a functional and aesthetic purpose.
The Result
The result is a bright, elegant home that balances warmth with minimalism.
Natural light floods the ground floor through new glazing, while the new oak staircase and soft neutral tones add sophistication and calm.
Energy efficiency, discreet detailing, and cohesive finishes now define this refined family home — increasing comfort, function, and long-term property value.
Value Growth: ~6%
Purpose: Owner improvement
Outcome: Elevated comfort, higher efficiency, and sustained long-term property value

By combining craftsmanship with functional upgrades, the house was positioned for sustained growth in the North London property market.
The Result
Originally valued around £1M pre-renovation, the home now stands at ~£2.75M — an increase of over 150%.
From £100K average values in the late 1990s to today’s market, this project shows how thoughtful design and quality improvement can unlock lasting financial and lifestyle value in prime London locations.

Residential Project – Stoke Newington
Location: North London
Property Type: Residential Home
Project Type: Extension & Full Refurbishment
Timeline: 5 months
Client: Private Homeowner
The Brief
This residential redevelopment in Stoke Newington combined architectural sensitivity with design-led transformation. The project involved extending and modernising a traditional home through a side return and rear kitchen extension, creating a brighter, more open living space that blends charm with contemporary comfort.
The Works
-
The works included the construction of a new side return and rear kitchen extension, alongside full internal refurbishment and structural alterations. A bespoke Cococucine kitchen was installed as the focal point of the new layout, complemented by Crittall-style glazing that floods the space with natural light and connects the interiors to the garden.
-
Exposed brickwork and handcrafted joinery introduced texture and warmth, while carefully selected finishes, colour palettes, and materials were used to achieve a refined yet inviting aesthetic. Bespoke built-in joinery maximised functionality without compromising on design.
-
Mechanical and electrical services were fully upgraded, and the property was completed to a high specification throughout — transforming a modest London home into a highly desirable, design-forward residence.
The Strategy
The strategy for this project focused on maximising spatial flow and value through intelligent design and careful detailing. Early collaboration between client, architect, and builder allowed for seamless integration of the new structure with the existing home, maintaining character while enhancing usability.
Attention was given to natural light, circulation, and proportion, ensuring the new spaces felt generous despite the modest footprint. Design decisions were guided by both practicality and aesthetics — every finish, texture, and fixture was chosen to create harmony across old and new.
By aligning timelines with procurement and maintaining open communication between trades, the project was delivered efficiently within five months, achieving a balance between quality, cost, and craftsmanship.
Commercial Project – Savoy
Location: Central London
Property Type: Commercial Office Space
Project Type: Full Interior Redevelopment
Timeline: 18 weeks
Client: Private Investment Group
The Brief
This commercial redevelopment project centred around transforming a dated office floor into a sophisticated, high-functioning workspace designed for flexibility, comfort, and contemporary appeal. The goal was to enhance spatial efficiency, elevate the overall aesthetic, and integrate advanced mechanical and electrical systems to meet modern operational standards.
Scope Of Works
-
The transformation began with a complete strip-out and reconfiguration of the floorplate, removing the previous tenant’s WC facilities to unlock additional usable space. A new open-plan layout was introduced, maximising light and flow while allowing for multiple working zones. The ceiling height was elevated and coordinated to conceal essential building services, contributing to the clean, expansive aesthetic of the space.
-
The interiors were finished with Clayworks plaster to achieve a refined, tactile surface finish. Bespoke joinery, upgraded flooring, and enhanced lighting were carefully detailed to balance function with visual harmony. A new VRF air conditioning system was installed to ensure comfort and energy efficiency.
-
Fire alarms and safety systems were repositioned to align with the new layout, ensuring full compliance. Additional features included bespoke meeting booths, movable partition walls, and newly constructed shower rooms, all completed with high-end materials such as oak wall panelling and luxury tiling.
-
Comprehensive mechanical, electrical, and plumbing (MEP) installations were integrated throughout, bringing together craftsmanship, performance, and a premium design aesthetic that defines the space today.
2-Bed Flat Transformation – Smart Design, Fast Return
Location: SE9, London
Property Type: 2-Bedroom Ground-Floor Flat with Garden
Purchase Price: £260,000
Refurbishment Cost: £30,000
Sale Price: £340,000
Timeline: 7 weeks
Net Profit: Approx. £40,000 (after fees)
The Brief
This 2-bedroom flat in SE9 had strong potential but suffered from a poor layout, dated finishes, and an underused garden space. The goal was to maximise perceived space, add lifestyle value, and achieve a premium sale price without overspending.
The target buyer was a young couple or professional seeking modern living with private outdoor space. As the property was a flat rather than a house, the freeholder refused consent for an extension — so instead, we built a fully insulated summer house in the garden. The structure was designed large enough to serve as both a comfortable living area and a stylish home office, adding significant value and flexibility without breaching lease restrictions.
Scope Of Works
The property was fully stripped back and reconfigured for efficiency and visual impact.
-
Full rewire and new plumbing
-
New kitchen with integrated appliances and matte cabinetry
-
Bathroom upgrade with underfloor heating and wall-mounted control, removing the radiator to save space
-
New flooring and skirting throughout
-
Smooth plaster finish and neutral colour palette
-
Garden redesign with new decking and a purpose-built summer house for office or studio use
-
Optimised lighting layout and built-in storage
The Strategy
We focused on adding tangible lifestyle value rather than unnecessary luxury finishes. Strategic decisions — such as underfloor heating instead of radiators, built-in wardrobes, and a multi-functional garden studio — increased both buyer appeal and perceived value. Direct sourcing through trade relationships and efficient contractor management kept costs lean and delivery fast.
The Result
Listed at £330,000 and sold within one week for £340,000 after multiple offers. The property stood out in the local market for its quality finish, clever layout, and lifestyle-driven design. A quick turnaround and a strong profit margin demonstrated the value of professional project management and refurbishment planning.
Key Takeaway
Even modest properties can deliver impressive returns with the right vision, structure, and management. By combining design precision, cost control, and construction expertise, Milestone Agent transforms standard homes into standout investments — quickly, efficiently, and profitably.
