CASE STUDY

Milestone Agent logo — property investment and management agency London

From high-end homes to complex refurbishments — here’s a look at some of the projects I’ve proudly helped deliver.

These are projects I’ve worked on throughout my career in construction — each one different in scale, style, and story. I’ve always had a passion for high-end delivery, precise procurement, and keeping projects moving forward. I make things happen — and I make them shine — but always in a way where every detail works together seamlessly.

Each project below was completed in collaboration with exceptional site teams, architects, contract managers, and specialists. I don’t claim credit for the work alone; my goal here is to showcase my involvement, highlight the challenges we faced, and share what was achieved through teamwork and persistence.

Every case study reflects a different lesson — about problem-solving, coordination, timing, and creating spaces that truly work. These projects are a reflection of my drive, curiosity, and determination to see things through from concept to completion.

These are only a few of the projects I’ve been part of — each one helped shape my experience and sharpen my approach to project delivery.

My passion for building, improving, and bringing ideas to life — it clearly comes out here.

Dulwich Project – Elegant Family Home Redevelopment

Location: Dulwich, London
Property Type: 5-Bedroom Family Home
Project Type: Extension Enlargement & Full Refurbishment
Total Project Cost: Approx. £2M
Timeline: 8 months

The Brief

This elegant Dulwich family home was reimagined to create a warm, characterful, and light-filled space designed around modern family living. The brief focused on extending the property, upgrading the finishes, and introducing a calm sense of luxury throughout.

The owners wanted to enlarge the existing extension, open up the ground floor, and incorporate a new side entrance and boot room — all while maintaining the home’s original charm and proportion.

Scope of Work

  • Enlargement of the rear extension with matching brickwork and installation of a new rooflight to increase natural light.

  • Full replacement of flooring throughout the property with integrated underfloor heating.

  • Structural opening created to form a new boot room and improve ground-floor layout.

  • Complete electrical and plumbing installation, including new lighting and power layouts.

  • Design, manufacture, and installation of a bespoke kitchen and fitted joinery.

  • Conversion of the former bathroom into a dressing room featuring a freestanding bath and custom storage.

  • Installation of new appliances, fittings, and feature lighting throughout.

  • New stair carpets, redecorated interiors, and refined finishes across all spaces.

  • Final fit-out and detailing to create a cohesive, contemporary, and functional family home.

My Reflection

This project came at a time when I had just started in a new company — learning new systems, new faces, and a whole new way of working. There were many cooks in the kitchen… but not always enough meat to cook! It was a challenge at first — managing what I didn’t yet fully understand, joining a team mid-way, and trying to piece everything together while learning on the go.

Every company runs projects differently — new procedures, different expectations, and a fresh rhythm to follow. But one thing stays the same: my passion for seeing progress. I love being part of that transformation — watching ideas turn into spaces, and schedules into real, tangible results.

It’s not always neat — sometimes we’re painting in one room while joinery’s going in next door — but it’s about planning, teamwork, and momentum. The right schedules, RFIs, client decisions, samples, procurement logs, drawing trackers — all aligned under one clear programme.

And the builders? I always say they’re the chefs. They’re the ones cooking the meal; I’m just there to mix, taste, adjust the flavours, and finally serve it to the client — beautifully plated and ready to enjoy.

Beckenham Project – Modern Family Redesign

Location: Beckenham, London
Property Type: 5-Bedroom Semi-Detached Family Home
Project Type: Full-Width Rear Extension & Light Refurbishment
Total Project Cost: Approx. £500,000
Timeline: 6 months

The Brief

This Beckenham family home required a full-width rear extension to create a bright, open-plan kitchen and living area, while improving the property’s efficiency and overall flow.
The aim was to enhance comfort and aesthetics through modern heating, bespoke detailing, and seamless indoor–outdoor connection — maintaining the original character while achieving a timeless, high-end look.

Scope of Work

  • Full-width rear extension with new structural steelwork

  • New brickwork and external finishes to match existing house

  • High-performance glazing and aluminium doors

  • Underfloor heating throughout (no radiators for cleaner design)

  • Bespoke kitchen and joinery installation

  • Electrical and mechanical upgrades

  • Light refurbishment across all rooms

  • Garden and patio redevelopment for integrated outdoor living

My Reflection

This project was such a joy to work on — a true family home filled with warmth and personality. It was one of those rare projects where everything just clicked. I managed it completely from start to finish, working closely with the clients and trades every step of the way.

The architect was a family friend, so there weren’t endless drawings or over-detailed specs — most of the decisions were made together on site. And honestly, I loved that. It felt like we were designing, building, and crafting together — creating something real, not just following a plan.

The main challenge? Getting the family moved in before Christmas. There was a lot to do and not much time, but we made it happen. I can still imagine their Christmas tree standing proudly in that new living room — the glow of the lights reflecting off the fresh painted walls and brickwall and the oak joinery.

I worked with an amazing team on this build — and yes, I even laid a few bricks myself just to leave a tiny legacy on the property! As for the concrete pendant light above the dining table... that one left its mark on me — quite literally. I walked straight into it during the final rush before handover. A small scar, but a good memory — a reminder that sometimes the best projects leave you with more than just pride; they leave you with stories.

Islington Project – Smart Extension & Refurbishment

Location: Islington, London
Property Type: 5-Bedroom Townhouse
Project Type: Ground-Floor Extension & Full Interior Refurbishment
Total Project Cost: ~£700,000
Timeline: 10 months

The Brief

This stunning North London townhouse underwent a complete transformation — not for profit, but for perfection.
The goal was to modernise the property, optimise its layout, and elevate its character while maintaining the original charm of this beautiful Islington home.

A dated 5-bed family house needed improved flow, natural light, and better spatial use. The client envisioned a warm, open-plan living environment that connected seamlessly to the garden — ideal for modern family life and entertaining.

Scope of Work

  • Rear extension with full structural opening,

  • New steel supports for open-plan configuration,

  • Underfloor heating throughout the ground floor,

  • Full rewire and plumbing installation,

  • New bespoke kitchen and integrated joinery,

  • Light refurbishment across existing rooms,

  • Installation of new feature oval window and sliding bathroom door,

  • Full staircase refurbishment,

  • New flooring throughout,

  • Formation of new structural openings.

My Reflection

Oh, the Islington project — what a whirlwind that was! We had a tight deadline, and the clients were expecting a baby, so there was no room for delays. This one had to happen, no matter what.

Thankfully, I had the pleasure of working with one of the best architectural teams I’ve ever collaborated with — detailed, respectful, and wonderfully professional. Their precision kept the design side running smoothly, which gave me the confidence to push forward on site, even when the inevitable surprises appeared.

And yes, there were challenges. The window contractor delivered frames in the wrong size, and the main doors arrived in a completely different design. Frustrating? Absolutely. But I’ve learned that battles waste time — solutions build progress. So, we adapted, coordinated replacements, and somehow stayed on track despite the long lead times.

The oval window was shipped from Poland, the terracotta tiles from Spain — both with delays that would normally derail a project like this. But somehow, the universe had my back. Everything came together just in time.

I’m genuinely proud of the team who made it happen. Everyone worked hard, stayed focused, and pulled through. And me? Well… I earned a few battle scars too — six speeding tickets in the Islington area in one week (from the same camera, no less)! Apparently, I was “too efficient” in my supply runs. But hey, when your team needs materials and your clients are about to welcome a baby, you do what you have to do.

Sometimes I was the project manager, sometimes the van driver — but always fully in it, heart and all. And that’s what I love about this work.

Tunbridge Wells – Full Redevelopment & Modern Extension

Location: Tunbridge Wells, Kent
Project Type: Full House Redevelopment & Structural Extension
Project Cost: ~£1M
Timeline: 12 months

The Brief

This property in Tunbridge Wells was almost entirely rebuilt to create a modern, spacious family home. The goal was to achieve a high-quality transformation that blended architectural elegance with functionality, while maintaining harmony with the surrounding greenery.

The Works

  • The project included major reconstruction and structural improvements:

  • Full roof replacement and second-floor addition

  • Structural extensions and layout redesign

  • New plumbing, drainage, and 20m-deep borehole soakaway

  • Complete mechanical and electrical installations

  • Underfloor heating throughout

  • Bespoke walnut staircase and joinery

  • New aluminium windows and doors

  • External insulation with new render finish

  • Full landscaping and outdoor works

My Reflection

Ah, Tunbridge Wells — a little further to drive, and yes, after the Islington ticket saga, I made sure to keep things well within the limit this time! 😅

This project was something truly special — we took the house almost down to the ground and rebuilt it from scratch. A full redevelopment with major structural works, new extensions, external insulation, and a 20-metre-deep borehole soakaway (which, honestly, I had to Google the first time I heard it!). Every project teaches you something new, and this one taught me plenty.

I might not hold a diploma in construction, but I’ve always believed I was born for this world. I love working alongside builders, solving problems, keeping energy on site, and just getting things done. No drama — just progress.

We faced plenty of challenges — constant rain, tricky access, tight deadlines, and a few “tree protection” negotiations that required more charm than construction knowledge. And let’s not forget keeping the neighbours happy — sometimes a smile, a chat, or a quick update makes all the difference. That’s part of the job too, and honestly, it’s what makes it all so human.

In the end, seeing the transformation — from a dated, tired structure to a bright, modern, energy-efficient home — made every soggy site day and every late finish worth it.

This project reminded me that it’s not about titles or certificates. It’s about passion, teamwork, and the drive to keep building something better — one home, one story, one dream at a time.

Commercial Project – Savoy

Location: Central London
Property Type: Commercial Office Space
Project Type: Full Interior Redevelopment
Timeline: 18 weeks
Client: Private Investment Group

The Brief

This commercial redevelopment project centred around transforming a dated office floor into a sophisticated, high-functioning workspace designed for flexibility, comfort, and contemporary appeal. The goal was to enhance spatial efficiency, elevate the overall aesthetic, and integrate advanced mechanical and electrical systems to meet modern operational standards.

Scope Of Works

  • The transformation began with a complete strip-out and reconfiguration of the floorplate, removing the previous tenant’s WC facilities to unlock additional usable space. A new open-plan layout was introduced, maximising light and flow while allowing for multiple working zones. The ceiling height was elevated and coordinated to conceal essential building services, contributing to the clean, expansive aesthetic of the space.

  • The interiors were finished with Clayworks plaster to achieve a refined, tactile surface finish. Bespoke joinery, upgraded flooring, and enhanced lighting were carefully detailed to balance function with visual harmony. A new VRF air conditioning system was installed to ensure comfort and energy efficiency.

  • Fire alarms and safety systems were repositioned to align with the new layout, ensuring full compliance. Additional features included bespoke meeting booths, movable partition walls, and newly constructed shower rooms, all completed with high-end materials such as oak wall panelling and luxury tiling.

  • Comprehensive mechanical, electrical, and plumbing (MEP) installations were integrated throughout, bringing together craftsmanship, performance, and a premium design aesthetic that defines the space today.

My Reflection

Oh, Savoy, Savoy… this one has a special place in my heart. It’s the only commercial project I’ve chosen to showcase — not because others weren’t great, but because this one truly stood out for its high-end design, prestigious location, and the energy it carried from day one.

The project was just across from the Savoy Hotel and Theatre — so yes, I did treat myself to a few drinks there and felt a little posh for once! 🍸 It was one of those rare projects where work meets elegance, and you get to feel part of something iconic.

What made it even more rewarding was the collaboration with architects who truly listened — professionals who valued our practical insights and welcomed our suggestions. It felt like a real partnership, where design met delivery in the best possible way.

I especially loved being deeply involved in the procurement process — coordinating every piece, negotiating the details, and making sure we delivered on time and within budget. There’s a real satisfaction in seeing something go from concept and pricing all the way through to completion — especially when you were part of the team that helped win the job in the first place.

That moment, when you walk through the finished space — sleek, bright, and elegant — knowing you played a role in every stage… it’s one of those proud, quiet moments that remind me why I love this industry.

Residential Project – Stoke Newington

Location: North London
Property Type: Residential Home
Project Type: Extension & Full Refurbishment
Timeline: 5 months
Client: Private Homeowner

The Brief

This residential redevelopment in Stoke Newington combined architectural sensitivity with design-led transformation. The project involved extending and modernising a traditional home through a side return and rear kitchen extension, creating a brighter, more open living space that blends charm with contemporary comfort.

The Scope

  • The works included the construction of a new side return and rear kitchen extension, alongside full internal refurbishment and structural alterations. A bespoke Cococucine kitchen was installed as the focal point of the new layout, complemented by Crittall-style glazing that floods the space with natural light and connects the interiors to the garden.

  • Exposed brickwork and handcrafted joinery introduced texture and warmth, while carefully selected finishes, colour palettes, and materials were used to achieve a refined yet inviting aesthetic. Bespoke built-in joinery maximised functionality without compromising on design.

  • Mechanical and electrical services were fully upgraded, and the property was completed to a high specification throughout — transforming a modest London home into a highly desirable, design-forward residence.

My Reflection

This little house in Stoke Newington turned into such a spacious and beautiful place to live — but getting there definitely had its moments!

Every project has its own kind of challenge, and in this one, it was the client. You know the type — they know what they want, but not really. They have such busy lives that they can’t get involved much, but when they do, they want to have a say in every detail. It’s not easy for anyone in that position — and as the person managing it all, I’ve learned the only way to handle this is empathy.

One of the most important lessons in my career has been to always put yourself in someone else’s shoes. Think about where they are in their life, what they’ve gone through to be in a place where they can invest in a better home, a better space, a better lifestyle. Renovating a home is emotional — it’s stressful, expensive, and personal.

And when you see it through that lens, you realise we’re not just building walls — we’re helping someone build their next chapter.

At the same time, it’s important to remember that we, too, have families, children, and responsibilities. We’re all human — and once both sides understand that, it’s so much easier to find the balance, move forward, and deliver something beautiful together.

In the end, the project came together perfectly — a stylish, warm home filled with character and heart. Somehow, it always does.

2-Bed Flat Transformation – Smart Design, Fast Return

Location: SE9, London
Property Type: 2-Bedroom Ground-Floor Flat with Garden
Refurbishment Cost: £30,000
Timeline: 7 weeks

The Brief

This 2-bedroom flat in SE9 had strong potential but suffered from a poor layout, dated finishes, and an underused garden space. The goal was to maximise perceived space, add lifestyle value, and achieve a premium sale price without overspending.

The target buyer was a young couple or professional seeking modern living with private outdoor space. As the property was a flat rather than a house, the freeholder refused consent for an extension — so instead, we built a fully insulated summer house in the garden. The structure was designed large enough to serve as both a comfortable living area and a stylish home office, adding significant value and flexibility without breaching lease restrictions.

Scope Of Works

The property was fully stripped back and reconfigured for efficiency and visual impact.

  • Full rewire and new plumbing

  • New kitchen with integrated appliances and matte cabinetry

  • Bathroom upgrade with underfloor heating and wall-mounted control, removing the radiator to save space

  • New flooring and skirting throughout

  • Smooth plaster finish and neutral colour palette

  • Garden redesign with new decking and a purpose-built summer house for office or studio use

  • Optimised lighting layout and built-in storage

My Reflection

This project was different — not for a client, not for a company — but for me and my children.

After years of managing builds for others, I wanted to create something of my own. A home that reflected our dreams, our resilience, and our story. I wanted to give my kids a space that felt safe, warm, and inspiring — something we could finally call ours.

As a single mum balancing work, life, and everything in between, I thought hiring a builder to manage it all would make things easier. I trusted a family recommendation, paid the deposit, and believed it was all in good hands. But life had other plans.

What followed was one of the hardest experiences of my career — I was left with bare floors, unfinished walls, and no place to live. The builder disappeared, and I had to start from zero — with limited funds, working full-time, and raising kids on my own.

No one at work knew how hard that period was for me. I don’t bring my problems home — or in this case, to site. But every late night, every decision, every moment I thought I couldn’t do it… I just kept going.

I sourced materials myself, called in professionals when I could, and even got my own hands dirty — painting, sanding, fixing, learning as I went. Slowly, the chaos turned into calm. The dust settled, the walls stood tall again, and I turned a painful lesson into a space filled with love and pride.

This wasn’t just a renovation. It was a reminder that even when everything breaks — you can rebuild, stronger and wiser.

Dartmouth Park, London – Heritage Meets Modern Living

Location: Dartmouth Park, London
Project Type: Full House Refurbishment & Rear Extension
Estimated Value (2025): ~£2,750,000
Estimated Value Before Refurbishment: ~£1,000,000
Project Cost: ~£700,000
Timeline: 10 months
Net Value Increase: Approx. £1,050,000 (≈150% growth over cost)

The Brief

This grand period townhouse in Dartmouth Park required a complete transformation to suit modern family living while respecting its architectural heritage. The goal was to combine the timeless elegance of North London character homes with a warm, contemporary design aesthetic — maximising natural light, spatial flow, and lifestyle value.

The existing layout was dark and fragmented. A full-width rear extension, new glazing, and reconfigured internal spaces created a beautifully balanced home that feels open, bright, and connected to the garden.

The Works

  • Full house refurbishment and rear extension

  • Bespoke joinery and handcrafted staircase

  • Underfloor heating throughout ground and lower levels

  • New kitchen and three designer bathrooms

  • Complete electrical and plumbing upgrades

  • New glazing and window installations throughout

  • Custom wardrobe and integrated storage solutions

  • Decorative finishes blending heritage detail with modern tones

The Strategy

The project focused on long-term lifestyle and value, not short-term profit. Investment was directed towards high-impact elements such as the open-plan layout, bespoke kitchen joinery, natural stone finishes, and cohesive design throughout.
By combining craftsmanship with functional upgrades, the house was positioned for sustained growth in the North London property market.

The Result

Originally valued around £1M pre-renovation, the home now stands at ~£2.75M — an increase of over 150%.
From £100K average values in the late 1990s to today’s market, this project shows how thoughtful design and quality improvement can unlock lasting financial and lifestyle value in prime London locations.
